Land For Sale In St Lucia - Residential and Commercial
Purchasing land in St Lucia is one of the best medium to long
term investment one can make. It is worth noting that in St
Lucia the valuation of a property containing a building is influenced
more by the value of the land and not the building. Over time
land appreciates in value whereas the building depreciates,
e.g. when buying an older property the value of the building
can represent less than 20% of the total property price.
The average large family home in the North of St Lucia is built
on 1/4 acre of land, i.e. 10,890 sq ft.
Why Buy in the South of St Lucia
Currently 90% of the population of St Lucia live in 10% of the
land mass in the north, resulting in overcrowding in some areas
and big increases in the price and availability of land. Prices
in the south are on average one third of those of the north and
currently availability of land is plentiful. With the attraction
of the international airport in the south and 4 large developments
planned for construction within the next 5 years (all with brand
named 18-hole golf courses), the prices in the south will start
catching up those of the north. There are also government plans
to significantly improve the infrastructure of the town of Vieux
Fort (2nd largest in St Lucia), which is expected to attract further
foreign investment in the south.
