The property is located on Tradewinds Drive near
the top of the Coubaril ridge, across the road from the old

at the end of the estate road. The property was built in 1994.
Coubaril is approximately 2 1/2 miles from Castries City Centre
and 45 minutes drive from Hewannora airport (View Fort).
The land is approximately 24,000 Sq ft on
the north side and near the top of the long ridge with a dramatic
view to the north west and north across the Sandals golf course
and hotel and the Caribbean sea to the Island of Martinique
in the distance.
The house is a 2 storey concrete constructions
with timber frame roof, covered with shingles. The top floor
has 3 bedrooms, each with its own bathroom and 2 of the bedrooms
have outside balconies.
The lower floor has a large dining room 12' x 24', a large
living room 13' x 24'. Kitchen and laundry 12' x 24' and a
veranda 14' x 24'.
The lower floors are finished with Italian ceramic tiles.
The veranda is finished with 12" x 12" terra cotta
tiles. One bedroom floor is finished with ceramic tiles and
the other 2 bedrooms are green heart hardwood tongue and groove
floors.
The swimming pool is 38' long x 18' wide
in a kidney shape, holding approximately 23,000 gallons of
water. Construction is of reinforced concrete with a band
of tiles at water level. The inside of the pool is finished
with marbelite (a crushed marble plaster coat finish). The
pool has 2 skimmers and 3 jets and one 300 watt light. The
pool pump ia a Hayward 1 horsepower with a large Hayward sand
filter.
The Pool Deck is L shaped with a substantial area
in front of the living room. The pool deck is surrounded by
low stone walls and is 5" reinforced concrete slab finished
with 2 coats buff coloured Kool Deck (cool to the feet on
the hottest day).
Outside the dining room and kitchen is a large breakfast terrace
approximately 400 sq ft, tiled with 12" x 12" terra
cotta tiles.
The driveway is reinforced concrete with
stone retaining walls and a long lattice fence to afford privacy
between the car park and the house. The wide steps in front
the car park to the house are tiled with 12" x 12"
terra cotta clay tiles.
Housekeeper's Quarters are under the pool deck adjoining
the pool pump room. This facility has a small kitchenette
and shower. The toilet is on the main level adjoining the
main house kitchen. There is a veranda off the housekeeper's
quarters.
The water supply is quite reliable. There
are two 400-gallon storage tanks on the hill behind the house,
which are fed by the water authority mains and which gravity
feeds to the house. There is also a 10,000 gallon water cistern,
under the largest bedroom on the south side of the house;
this is for contingency and has not been needed for the past
4 years.
The electricity supply is generally reliable
and provided by St Lucia Electricity Services who have an
island wide grid system.
