Construction of the Baywalk shopping mall and luxury apartments
began on the 7-Aug-2007 and is due for completion within 2 years.
There will be 35 luxury apartments built above the shopping
mall, with a casino, shops, banks and restaurants on the first
2 floors.
Owners and occupants of the apartments will be able to enjoy
the best shopping experience on the island and will have access
to many restaurants and bars and the best beach in St Lucia,
all within walking distance away. Baywalk will also house the
first casino in St Lucia and will be home to 2 of the 6 high
street banks (FCIB and RBTT).
The purchase price of the apartments includes all the main appliances
but does not include the soft furnishings. Furniture packages
will be available through an assigned interior designer to suit
the taste of individual buyers.
There will be 24 hour lobby security and elevators for access
to all apartments. Secure and exclusive indoor parking will
be provided for residents and thier authorised visitors.
Rental Pool: There will be no restrictions
in whether an owner lives in or rent their apartment. Buyers
wishing to rent their units will do so through the Baywalk rental
pool. Rental profits will be split 50/50 between the management
and the owners. Advice will be given to all buyers on rental
projections and expected Return On Investment (ROI).
Mortgage: Buyers needing a mortgage to purchase
a Baywalk apartment can apply to FCIB or RBTT, who are financers
of the Baywalk project. Loans will be available for up to 60%
of the purchase price, with favourable terms and conditions.
Service Charge:There will be a service charge
of US$400 per month (estimated) to cover for the communal facilities,
upkeep to the external of the apartments and building insurance.
The service charge represents exceedingly good value for money
and leads to very low maintenance cost for apartment owners.


Payment Plan: The payment plan for purchasers
will be:
10% Deposit
20 % When mall is built (foundation level for apartments)
15% Upon completion of the exterior walls
15% Upon commencement of the roof
15% Upon completion of the roof
15% Upon practical completion
10% Upon handover
Lawyer Service: Buyers would be offered the
services of a lawyer on a registered list, with fees capped
at 2%. All payments made by the purchaser will be banked into
a lawyer administered escrow account.
Closing Costs: Will be 4% (2% stamp duty +
2% solicitor fees).

Purchasing F.A.Q.
1...Are the properties freehold or leasehold? All properties
are being sold freehold. Furthermore all buyers will be a part
(share) owner of the communal facilities of the apartments.
2..Will I need an alien license to purchase? Unless you
are a St Lucian citizen, you will need to apply for an alien
landholding license; this will be done by your acting solicitor
as part of the property purchasing procedure.
3..What will the purchasing contract look like? A
standard contract will be used with clauses added for the agreed
payment plan and conditions. Further details can be supplied

4...Who will I be able to get to manage the property?
Should you wish to rent your apartment, it can be done throught
the Baywalk rental pool, another agent or yourself.
5...Have any units been sold yet? Marketing started on
