The hill shown in the photo is the land for sale. The hill will be divided into 64 allotments for sale. The residential development is called Morne Beausejour and is close to Cedar Heights. The allotments will vary in sizes from 6,900 sq ft to 12,900 sq ft. There will be spectacular sea views for 270 degrees (East, South and West). The Western view is that of the Caribbean Sea while the Eastern view is that of the Atlantic Ocean. On a clear day the island of St Vincent can be seen from the southern and western side of the hill.

Prices quoted are significantly lower than those for the North of St Lucia, which represents very good value for money as Vieux Fort is an up and coming area.

BREAKING NEWS - In the budget last week (21-APR-2010) the government of St Lucia made the following announcement: "The new site for the reconstruction of the St Jude's Hospital will be Beausejour in Vieux Fort, which will provide a state-of-the-art medical centre that will lend itself to the provision of teaching services in nursing and on medicine for the OECS.Construction will commence in May-2010 and take 2 years to complete. Most of the funding has already been raised by way of donations."

The location of the new hospital will be within walking distance of the Morne Beausejour development which will have a positive impact on both the value of property in the area and the demand for rental accommodation.

Land Only Purchase

The starting price for the land will be EC$16/sq ft (approx US$5.93/sq ft). A 10% deposit is required and the balance is payable on conveyance.

E.g. a lot size of 8,000 sq ft would cost approximately US$47,408. 

Land and House Package 

The price of the land will be as above. The houses will be built at ground level only (i.e. bungalows). The basic price to build the house will be as follows, external works are extra (e.g. landscaping, plunge pool, fencing etc):

Your total cost = price of land + price to build house.

Therefore if you were building a 3-bed, 2 bath house on a lot size of 8,000 sq ft, your cost for land and house would be:

US$47,408 + US$84,000 = US$131,408 

Payment Schedule

Due to the short timeframe of the construction the payment stage are: 

(a) 50% deposit upon signing contract.

(b) 45% upon completion of the house.

(c) 5% on expiration of the defects liability period (3 months). 

The build time will be approximately 2 months.

Reservation Deposit

To make a reservation a US$5,000 deposit is payable which is refundable within 30 days. Payment can be made by bank transfer or credit card.
