Timescale: Phase I will see the construction
of 65 units and is scheduled for Nov-2005 to Feb-2007.
Tax Concessions: All buyers will have a 10 year tax
holiday from paying any tax on income from the property. The
first 100 boats purchased are also duty free, giving a saving
of up to 50%.
Payment Plan: When purchasing properties forming
part of a new development, the developing company would put
in place an escrow account for owners to make their deposits
into, so that the money is totally safe. The development stage
payments for purchasing at The Landings will be as follows:
There is a US$5,000 reservation fee
30% minus the reservation fee due within 30 days after signature
on the purchase agreement
25% on the laying of the foundation
25% on the completion of the roof
15% on practical completion
5% on handover.
Closing Costs: Will be:
1. Alien's Landholding Licence registration fee of US$1,850.
2. Stamp duty of 2% of the purchase cost of the land and building
(not the furniture and fittings).
3. Conveyance fees of between US$6 - 8,000.
Purchasing F.A.Q.
1...Are the properties freehold or leasehold? All properties
are being sold freehold.
2..Will I need an alien license to purchase? Unless you
are a St Lucian citizen, you will need to apply for an alien
landholding license; this will be done by your acting solicitor
as part of the property purchasing procedure.
3..What will the purchasing contract look like? A
standard contract will be used with clauses added for the agreed
payment plan and conditions. Further details can be supplied

4...Who will I be able to get to manage the property?
The properties at The Landing, to be rented, will be managed
by a world renowned management company.
5...Has any units been sold yet? Since the launch on the
27-Jan-05 and as of 8-Mar-05 25 units have been sold. Sales
are currently running ahead of target.
6...Can I see photographs of the construction site? Photographs
can be supplied upon request by email.
7...Can I visit the construction site? Visits can be arranged
when in St Lucia. Also more detailed information and drawings
will be shown.
